We primarily serve individual investors based in English-speaking countries who are entering the Japanese real estate market, as well as planning to relocate to Japan. Our personalized, end-to-end approach is designed for clients who value dedicated guidance, clear communication, and long-term support.

Property Ownership
You do not need a visa, residency status, or Japanese citizenship to purchase property. In practice, overseas buyers typically need: a valid passport for identification; a notarized affidavit in place of a Japanese residence certificate, since overseas buyers don't hold Japanese residency records; a power of attorney if you can't be present in Japan for signing or registration; and, after purchase, the appointment of a tax administrator to receive property tax notices on your behalf. We coordinate these steps together with our judicial scrivener and tax partners, so you're not navigating the paperwork alone.
No. Many of our clients own property in Japan while living overseas. We can support the purchase process remotely and arrange ongoing property management after completion.
